A tenant can make or break your investment. We’ve had many really great tenants over the years and a few bad ones as well. In addition to screening them through background checks, credit checks and verifying income, we have learned to ask them additional questions to determine if they will be a positive vs a negative addition to the property:

Do you like to spend time outdoors gardening?
Do you have your own lawnmower and snow shovel?
Do you have your own vacuum?
Do you have pets? How many and what kind?
Where did you live before? Why are you moving?
How long have you been at your job?
Do you like to drink or party?
How do you spend your spare time?
How many vehicles do you have?
Will it be just you living here?

Making conversation and asking questions to a prospective tenant is kind of like conducting an interview before they move in. We want to determine if they will treat the place with respect. Will they cleanup after themselves? Will they get along with the neighbours and other tenants? By ensuring you have the right tenant fit (beyond the fact they can afford it), will avoid many tenant issues before they ever happen.
